Emalee Lally | Bird Seed Florals

For the past few years, Emalee Lally had been working on local vegetable farms, and discovered that she was easily distracted by, and incredibly drawn to, the beautiful weeds and plants she found there. She began putting together different 'floral' arrangements with these plants - vastly different than what is found in standard bouquets. Having already completed internships with two different florists, she ultimately decided that she wanted to turn her love for unique florals into her own business. In May of 2021, Emalee launched Bird Seed Florals. She began by selling her special bouquets to friends, and then ended up very quickly getting into the events business.

The name, Bird Seed Florals, was inspired by a children’s poem about a girl who wants to see more birds in her yard. She plants bird seed, which she realizes grows into sunflowers, and ultimately attracts more birds. She loved how this represented the concept of the whole life cycle - how flowers are here for more than just us - that they are also food for birds, and how everything in nature has its purpose.

Emalee saw that the floral industry seemed to lose touch with nature, and had begun to import a large majority of flowers from across the world. She knew that she wanted to re-focus the attention on locally sourced, in-season florals. Bird Seed Florals places an emphasis on seasonal, locally grown flowers, with a modern and minimalistic style inspired by Japanese and Korean florals. Emalee values focusing on what’s in-season locally, and what makes sense to grow in this area, which she believes ultimately makes weddings and events more unique and special. She says, “what does mid-October actually look like in Pennsylvania, versus just shipping in traditional, out-of-season flowers from across the world?” She values being able to help make wedding florals not just beautiful, but meaningful as well.

In her search for a studio, Emalee was looking for something that felt like an urban space, and something a little industrial. She knew she needed somewhere that she could make a mess on the floor and then easily sweep it up. When she discovered Midway Arts, she fell in love with the textured walls, all the natural sunlight, and the potential to meet other entrepreneurs. She is looking forward to taking advantage of the creative network within the complex, continuing to grow Bird Seed Florals, and encouraging the use of foraged and locally sourced materials to make weddings and events beautiful, meaningful, and truly unique.

Kim Dowling | Fitness Trainer

Kim Dowling has an extensive healthcare background, and worked in the health care management field for over ten years. Seeking a change, she decided to try a completely new field and spent a year working in corrections. When the pandemic hit, she was furloughed, and she used that time to get back into the world of health - this time, by working out and being active. After seeing her personal progress and results, other people began reaching out to Kim for help to get themselves back into shape, and by the time she was called back to her previous job, she had so many people interested in her fitness expertise that she soon was able to leave, and take on clients full time. She got certified as a Personal Trainer in December of 2020, and just a few months after, got her LLC for FitbyKim.

In March, Kim found a local gym that allowed her to rent space so that she could freelance train. She did this until August, when she moved into her own studio space at New York Wire Works. Ever since, her business has been growing. The mission at FitbyKim is to teach proper form with poise, authority and strength to all clients, so they’re able to confidently become the healthiest, strongest versions of themselves. Kim loves the diversity within her client base -  her clients range in age from 18 to 70, and have all different backgrounds and professions, bringing a new, fresh experience each and every day.

Kim didn’t always have a fitness background. She is mostly self taught, and is driven by the strength that she feels after a workout. She appreciates being able to push her body to its limits, and she strives to help others feel that same sense of strength and accomplishment, each and every workout. Kim values being back in the health care world, but on the preventative side this time. She knows she is helping others to become healthier, and ultimately to feel better, both on the outside, and most importantly, inside.

Gail Mancha | Artist

Gail Mancha has been interested in art ever since she was in elementary school. She grew up on a dairy farm in Carroll County, Maryland, and began taking art classes in high school, including one from renowned artist, Shirley Lippy. After living in various places throughout the years, she ended up moving to Glen Rock in 2002. After she retired from her positions at Syncreon and Black & Decker, she began to paint more and more, and ended up joining the York Art Association.

Gail’s oil paintings range from beautiful scenic views, to intimate portraits, and more. She is inspired by nature in all forms, especially clouds and landscapes. Gail is also motivated by the challenge of doing portraits and figure drawings, and loves that her paintings can add a splash of color or warmth to any space.

When Gail first discovered the New York Wire Works building, she was thrilled with all of the natural light and beautiful floors, and she felt like she had finally found her little slice of creative therapy. Her studio space is used purely to create, and she says that she always looks forward to going to her studio and allowing her mind to focus on her painting, and nothing else. 

Gail says her children are her biggest fans, and have helped support her in her creative journey. In addition to painting, Gail manages her business, Designs by Wine, which includes gardening, house sitting, dog walking, and selling her artwork. She also does commissions by request.

CJ Witherspoon | The Creative Club of Chester County

A Coatesville native, CJ Witherspoon got his start in video production as a teleprompter operator at production company, RSVP, and then later went on to QVC for the next 10 years. He was a writer/producer in content production, and worked as a director to create content to support the live shows, QVC.com, and social channels. In 2019, he decided to start his own video company, 3 Spoons, where he focused on producing corporate videos for mainly pharmaceutical companies and small businesses. 

In 2021, CJ and his partner, Ben Yocum, partnered together to begin The Creative Club of Chester County. Ben also had vast expertise in video production, and had his own production company, I Do Studios, LLC. Their goal was to create a space where the community could come together and utilize technology to create in so many different, productive ways. This tech lab will include video production, a podcasting studio, YouTube stations, virtual reality, 3D printing, and so much more. 

The Creative Club of Chester County is the non-profit division of the Creative Club. This non-profit will focus on community programs, including after school programs, summer camps, film festivals, financial literacy seminars, book clubs, and more. CJ knew that he wanted to give back to the community that he grew up in, and his dream is to be able to bring together all of Chester County through creativity and productivity. 

In a world where so many people, and especially the youth, can get lost in technology and endless scrolling, CJ and Ben wanted to instead harness the power of technology to drive productivity and innovation. CJ always tells people, “Create the product, don’t be the product.” CJ and Ben will be using their 1300 sq ft space inside Midway Arts to help the surrounding community do just that, while being guided and supported along the way.

Jane Wolfgang | Artist

Jane Wolfgang considers herself to be a life-long creative, and has always had an interest in art. Born and raised in York, she received her BS in Arts Education from Kutztown University and her Masters in Education from Wilkes University. She studied to become an art teacher, and she taught public school art for over 25 years. Seven years ago, she moved to Apex, North Carolina. Here, she semi-retired, and while teaching art classes for the town, she decided to become a student again and began taking painting lessons in her free time. She attended different workshops and ultimately became heavily involved in the realm of painting.

Jane’s discovery of her signature Mixed Media style was actually a happy accident. She noticed that in the quaint, picturesque town of Apex, despite being filled with unique architecture and a beautiful landscape, there were no postcards. She wondered how there could be no postcards of such a beautiful place, and then began making her own. She was able to combine her love of photography, history, and architecture into what she calls, “Mixed Media.” Through much research and many trips to the library, Jane was able to incorporate old artifacts and documents like deeds, canceled checks, and photographs, into works of art that truly bring history to life. She says it’s all about layers, and her work is essentially “Photoshop, but old school.” She ties everything together with a coat of paint and the rest, is history.

When Jane moved back to York last year, she was excited to be able to take this method of work she honed in Apex, and be able to apply it to her hometown. She found it incredibly enlightening to relearn the history of York through this artistic lens, and be able to combine it with all of the experiences and architecture into her signature Mixed Media. It has given her an opportunity to view her childhood town through a new perspective. Jane finds her inspiration by feeling connected to a place or experience, and her goal is to have her art provide a connection with other people. She wants them to experience emotions through her work, as she honors the past and preserves the present.

Jane discovered New York Wire Works while searching for a new studio space to create in. She was drawn to the industrial vibe of the property, the studio spaces with large windows that allow for tons of natural light, and being able to create her work in such a historic place. She is excited to be a part of the artistic community here, and looks forward to creating many more pieces that continue to inspire others through her unique combination of history and art.

Emily McCall | Love Spell Studio

Emily McCall has always been inspired by artistry of all kinds. She was a hair stylist for over ten years, and had her own studio for four years. When she and her husband decided that they wanted to start a family, Emily went back to school and received her degree in communications and public relations. After that, she took her love for art to a new level as a marketing manager, working closely with web design and social media. 

In 2016, Emily was diagnosed with endometriosis, and had to have surgery. She was told that her best chance of having children was right after that, so she and her husband immediately went through fertility treatment. After a year and a half had gone by without becoming pregnant, Emily was introduced to the idea of alternative healing, and her world completely opened up. As she discovered the field of astrology, one thing led to another and she went from dabbling in crystals to becoming completely immersed in all things astrological. What originally began as Emily’s journey to understand herself and the world around her, ultimately became her passion and calling.

Shortly after falling in love with astrology, Emily discovered it was a true talent of hers. She took her marketing knowledge and began focusing on astrological web design and branding. Emily discovered New York Wire Works while searching for a space to expand her services and help introduce the local community to the expansive world of astrology and all that it offers. Her space at New York Wire Works will be used for reiki sessions, energy healing, tarot readings, community events, and more. 

Emily sees astrology as a tool of deep self discovery, and loves being able to help people understand themselves deeper and accept themselves fully through this medium. She values being able to show individuals that there’s another way; that they can believe something different and do something different, and that there may be a reason for why life may be pulling them in a certain direction. Emily is truly motivated by helping people develop the understanding that they are wired in a certain way, and it is beautiful.

Peg Couch | Better Day Books

Peg Couch has worked in the book publishing industry for over 25 years. She initially focused on academic works, but it wasn’t until she began publishing books on the creative arts that her job truly became her passion. She saw a lot of success with various trends including kids' books and coloring books, and she began to explore the idea of creating a publishing company of her own that would allow her to focus on these creative trends and more. After so many years working with large companies that produced books at an incredibly fast pace, Peg knew she wanted to start something smaller and more focused that would allow her to work closely with her authors and develop a highly curated collection of creative publications. Her dream was to embrace creativity over competition, and have a community based company where her authors could also support one another. Better Day Books was soon born.

The foundation of Better Day Books is the belief that creativity is good for you, and that being creative really makes for better days. Peg believes that there are so many beneficial things involved with creativity. Whether you are making things for yourself or for others, creativity is good for the heart and soul. Her books are about more than just making a thing - they embrace the creative lifestyle and positive mindset. Better Day Books places a heavy emphasis on detail and design. The team carefully chooses beautiful papers, covers, layouts, and special elements to provide a true, tactile experience. These books are more than just instructional guidelines, they are in and of themselves a lifestyle and experience.

As Better Day Books continued to grow, Peg began searching for the perfect space to allow her company to flourish. She discovered New York Wire Works and was initially attracted to the building because of its mission and how it’s benefitting the surrounding community. She values being a part of such a creative atmosphere, and appreciates being surrounded by other creatives as well. Artists are not only a large part of who makes her books, but they are also her audience, so to be in a close knit environment with so many artistic individuals is truly inspiring for her.

Georganna Lenssen | Artist

Georganna Lenssen is a professional artist, and has been painting and drawing ever since she could pick up a pencil. She attended the Pennsylvania Academy of Fine Arts and Villanova University, and has also taught painting for over 21 years. She teaches workshops regionally and virtually, and regularly showcases her own work in many galleries. 

Georganna is driven by the challenges of painting. She says that so much of the time it doesn’t work, but when it does work, it’s really exceptional. Georganna believes that painting is its own language, and a way of interpreting nature. She loves being able to help her students learn how to interpret what they’re seeing, and is excited to go to her studio everyday to teach and create. 

Georganna initially discovered Midway Arts because of its close proximity to her home. She instantly fell in love with what became her studio space, and uses this space to produce works for galleries, clients and commissions, as well as for virtual teaching. Most of her work is large scale, up to 4 by 6 feet. She loves that her dog, Gringo, keeps her company in her studio everyday while she creates and develops her unique pieces.

Sarah Benner | Perigee Photo Co.

Sarah Benner has had a camera in her hand for almost her whole life. She began getting involved in photography when she was in seventh grade, and when she turned 19, she began working in the wedding industry as a second photographer. In 2012 after having her son, she decided to launch her own wedding photography businesses, Perigee Photo Co., and within 3 months, booked 13 weddings. In 2017, her husband joined the business as well. 

Sarah is motivated by the souls of human beings. She loves love, and loves seeing people’s mannerisms and body language when they are driven by love. She says there’s something special about a couple seeing themselves from an outside perspective, and loves being able to capture the realness of people. She loves showing people, “this is what your love looks like.”

In 2014, Sarah added boudoir and branding to her portfolio. She discovered her studio at New York Wire Works while searching online for a new boudoir space, and fell in love with the big windows offering tons of natural light. As an artist, Sarah is inspired by light in all forms. She’s been mesmerized by sunsets and sunrises ever since she was a child, and loves how the changes in light ultimately changes the color and shadows on everything touched by it. Her “recipe” is the connection between natural light and humans, and how the two interact with each other.

Gary Duncan-Watson | Wealthy Dreams

Gary Duncan-Watson was born and raised in Coatesville, and grew up right down the street from Midway Arts. In 2013, while majoring in Graphic Communications at Thaddeus Stevens College of Technology, he began to work on his clothing brand. His goal with his brand was to come up with something different, yet was also relatable to everybody, and that everyone would want to wear. Listening to music helped fuel his creative energy, and while listening to a particular song, he heard the lyrics, “Forget rich, let’s get wealthy.” It was then that he knew he wanted to name his clothing line Wealthy Dreams. He believed that it was a common dream for everybody to reach all kinds of success in their lives, no matter their race or income level, and felt that the name, Wealthy Dreams, was the perfect way to connect with the personal dreams of others. 

Gary began selling his products online a few years ago, but it was during quarantine that his sales really took off. This was also when he discovered potential studio opportunities at Midway Arts. This space is his first brick and mortar retail location, where he sells his product in addition to his online store. 

Gary finds much of his inspiration from seeing how other brands excel and how they’re able to reach success. He loves seeing other individuals be successful with all different kinds of mission statements and within different industries. He’s always been goal oriented, and his personal dream is to be able to be successful while doing the things that he excels at and that he actually likes to do.

Gary has immense city pride, and the Coatesville community is also a huge source of inspiration to him. He works as a one-on-one aide with children who have autism and other developmental disabilities, and also coaches 9th grade basketball at the local high school. Day in and day out, he tries to be a positive influence for the children around him. He sees how easy it can be to be sucked into the wrong things, and he wants to show them that you can be successful by not doing certain things. Being able to showcase this message was another factor that motivated him to open his shop. Gary always wanted to be able to give back to his community, and being able to be this positive influence is one of the ways in which he’s able to do that. His biggest message to others is to never quit or give up on yourself, because anything is truly possible.

Shenika Vincent | Pet Styling by Shenika

Growing up Shenika Vincent was not allowed to have animals, so she believes it was inevitable that she’d work with them when she got older. In 2010, she was hired at Petco as a bather, which was an entry level position into the pet grooming industry. Even though she was so excited to be working with animals, she soon learned that bathing animals, even at the entry level, was a very tedious and intricate job. Knowing that this was a profession where it was crucial to continue her education, she enrolled in grooming school six months later. At the end of the course, she received a certificate of completion and became an official Pet Stylist. Nine years down the line, Shenika owns her own business, Pet Styling by Shenika. 

Pet Styling by Shenika has been open for three years now. In her posh space, Shenika provides a spa-like environment for her animals, and offers one-on-one grooming appointments at a low stress facility. She provides every customer with a free consult, where she assess their dog from nose to tail, and checks several points to help her figure out what each animal’s needs are. This also gives her a chance to talk with the pet parents about what she sees in order to determine the best spa treatment for their pet. She also offers fun styling extras like animal-safe pet dye, nail polish, and fun accessories like bandanas and bow ties. She loves to be creative, and styles her pets according to their personality and structure. 

Shenika is truly motivated by peoples’ trust in her to take care of their dogs. She loves helping to bring her pet clients’ personalities out through her styling. The safety of the pet is first and foremost to Shenika, and the education part of the grooming industry really excites her. She frequents grooming expos and seminars to continue her education, and loves building trust with the animals and seeing the outcome of her personalized groom on them.

Ronald Grunert | Lodestone Design

Woodworking was a part of Ron Grunert’s background ever since he was a child. He grew up around wood boats because his dad loved woodworking and had a passion for creating wood toys. About five years ago, after many years of working as a lineman, Ron decided he wanted to switch courses and develop a plan to get back into his passion for woodworking. He woke up one day and said, “why am I going to a job I don’t want to do anymore?” He realized he wanted to base what he does during the day on something he wants to do, not has to do. Ron grew up in a self employed household and was motivated by the idea of creating his own equity and then participating in that equity. He truly believes in building a business doing something you enjoy doing, and that’s what he decided to do. 

Ron began working as a contractor, with the goal to use the proceeds from his projects to eventually go into some type of woodworking business. He loves making furniture, and his ideal scenario was to find a studio where he could create his furniture in close proximity to the projects he was working on as a contractor, so that he could divide his time between both. And that’s when he discovered New York Wire Works. 

For Ron, the situation couldn’t get better. Now, he rents studio space inside the building that he is actually doing contracting work on, which also offers a retail outlet at The York Merchant and The Wireworks Exchange, only steps away. In his studio, Ron focuses on producing heirloom quality products that are easily moved and fit perfectly into smaller spaces. His niche is steel and wood furniture that is customizable. The base of the furniture is steel, and any type of wood finish can be easily attached and reattached to that base. It comes apart easily and can be transported within a standard size SUV, however it is still sturdy and stout. He also will be producing smaller decorative goods as well in the near future.

Ron appreciates the networking opportunities that come with working inside such a large community of artisans and business owners. He values the ability to make connections within the community that can lead to sourcing opportunities, marketing opportunities, and so much more.

Jess Renee | Ink + Arrow Cosmetic Tattoo Studio

Jess Renee has been in the beauty industry for the majority of her life, but when she discovered the art of micro blading, it took her professional journey to a whole new level. She instantly fell in love, and knew that this was what she was meant to do. She became officially certified, and ended up diving headfirst into the permanent makeup world industry as a whole.

Jess’s passion for permanent makeup stems from the immense happiness she gets from helping people to feel better about themselves. One of the most defining moments for her in her career was when she did a breast cancer survivor’s brows, and her client told Jess that she “gave a piece of her back.” To Jess, this was so special and important. Moments like these are what keeps her going. It’s not just about making people look “pretty,” it’s about helping them feel confident and beautiful from within. 

Jess discovered New York Wire Works while searching for a space to expand her business. She loves old buildings and art, and being able to be a part of an artist community within this historic space is very inspiring for her. Having lived in DC for many years and seeing it grow and change, she became passionate about the revitalization of cities. She says York has so much potential, and she’s excited to be a part of this creative community that can greatly impact the growth and revitalization of this city.

David Phillips | Family First Painting

Family is David Phillips’ backbone, and is the motivation behind everything that he does. After working with a painting company for many years, David decided to start his own business, and over seven years ago, Family First Painting was born. His aim was to create a painting company that was the ultimate in reliability and quality, and in doing so, be able to take care of his family in the most comfortable way. 

Being from Coatesville, David was immediately interested in Midway Arts, and instantly drawn to the convenient location of the building. Aside from running his business from here, he has also participated in youth empowerment services as a special speaker, where he has helped inspire children in the local community to follow their dreams and believe in themselves. His ultimate goal in all that he does is to be family friendly in all aspects of his business and in life. He also plans on passing his business down to his sons one day. 

Family First Painting does interior and exterior work for both residential and commercial, as well as wall repairs and deck painting. David truly puts his passion into his work, and the end results certainly reflect this. His motto is, “Find something you would do for free, and make it your business!”

Grace and Matt Rauppius | Right Start Photography

Grace and Matt Rauppius discovered the world of wedding photography over eight years ago, and instantly fell in love. In 2012, they decided to make a professional career out of helping people remember the happiest day of their lives, and Right Start Photography was born. Initially operating out of Panera Bread, coffee shops, and their own house, they have now doubled their team and are about to open their first outside studio at Midway Arts. 

Right Start Photography, at its core, celebrates people because Grace and Matt are inspired by people. They thrive off of the infectious energy that comes along with individuals experiencing their happiest moments together. They also love the strategic side of the business, and developing new marketing concepts as their business evolves. This past year, they developed a new sector to the business — Right Start // After Dark, which delves into the world of boudoir photography and focuses on women’s empowerment and self love. 

Grace and Matt were familiar with Midway Arts as they are already Coatesville residents themselves. They were drawn to the property not just because of its ideal location, but also because of the opportunity to expand their businesses within a community of like-minded, creative individuals. They are currently working on developing their new 1600 square foot studio, which will not only be used for photoshoots, but will also be a space where they will host different types of events and workshops to share their craft with others. They are excited to have a hands on relationship with the Coatesville community as they embark on this new chapter of Right Start Photography’s journey.

Erik Hagen | Artist

Erik Hagen has been an artist for over 20 years. He explores the physical and psychological landscapes of low-wage service workers through personal documentary, staged photographs, and narrative text. His projects are comprised of photography and writing, and have culminated into exhibitions and books. Erik views his art as a way for him to investigate how the world works. Many of his projects are based on his personal experience as a retail worker and a taxi driver, and he hopes that other people can view their own individual experiences in his work as well. 

Erik is originally from Florida, and relocated to the York area after graduating with his MFA from the University of Hartford. He discovered New York Wire Works while searching for a studio space where he could work outside of his home. As an artist, it was important to him to have 24/7 access to his space, and he appreciates having his own dedicated studio within a community that is comprised of other creative individuals. 

Erik's project, "They Name a Street After Him," based on his experience driving a taxi in Los Angeles, will be published this summer as part of the Penumbra Foundation Risograph Print & Publication Residency. Gabe Boscana | Maquina Coffee Roasters

Gabe has been immersed in the world of specialty coffee for over 20 years. In that time he’s experienced everything from being a barista, a trainer, and traveling all over the world as a buyer. The idea of having his own roasting company was on his mind for over a decade, and about four years ago he decided to make it a reality. Maquina is what he calls his “love project.” He values the importance of being able to bring premium coffee to the level of the real person, and make it inclusive, affordable, and approachable for all.

Gabe was drawn to the Coatesville area because it rang as truly authentic to him, and he felt that his business would be able to make a significant, positive impact in the community. As a business owner of color, Gabe finds value in being able to be a part of such a culturally diverse city, and says that his shop will be more for Coatesville than it will be for himself. In a world where fancy coffee shops can feel intimidating, Gabe’s focus with Maquina is to bring a new community space to the surrounding area, and bring that premium coffee shop feel to everyone, without alienating anyone.

Tony Miller | Life Potential Vitalistic Chiropractic

For the last ten years, Tony Miller has been on a journey of helping others to heal and be more connected to themselves. Life Potential Vitalistic Chiropractic focuses not just on alleviating physical pain, but healing emotional trauma as well. Through past personal experiences, Tony discovered that chiropractic care had significant impacts on his health and wellness, as well as treating physical ailments so severe that his wife (who was once told she would never be able to have children) was able to live pain free and ultimately give birth to two beautiful boys. 

Tony learned over the years that if any past trauma, whether physical or emotional, is not fully processed by the master nervous system, that an individual can be stuck in a perpetual pattern of having this trauma re-triggered and igniting the same chemical reaction over and over again. The goal of his practice is to take an integrative approach to get to the root of this pattern, help individuals to process the trauma, and ultimately get the permanent relief they’ve been searching for. 

Tony has been practicing in the Chester County area for the last seven years, and recently discovered the Midway Arts building while driving through Coatesville. He was initially drawn to the historic background of the property, and wanted to be a part of a community that brings people back to an area with so much history, especially during a time where individuals need more connection than ever. He plans to officially open his office in mid-October.

Life Potential welcomes clients of all ages, with any type of ailment. He takes a gentle approach with his work, not the classic “pop and crack” that many people expect from a chiropractic practice. He works with children that struggle with issues like anxiety, autism, and ADHD, as well as adults who are experiencing anxiety, depression, and more. Over 25 years of designing and printing graphics has made Vinnie an expert in all things visual. His services include not only creating all types of marketing materials from concept to production, but also consulting and helping to guide business owners in the right direction for their own personal goals. His passion lies in helping small businesses to realize their dreams through their marketing efforts.

Vinnie has been at Midway Arts since April of 2019, and says the benefits of working within a community of like minded individuals has been so important to his personal and professional growth. The ability to work alongside other creative individuals is a way of constantly being able to recharge and refresh, and being able to have that inspirational push from others is vital to keeping the creative juices flowing.

One of what Vinnie feels is his most impressive projects is the backlit sign for the Midway Arts building itself - roughly 18ft by 12ft - hovering high above Coatesville. This sign means a lot to him because in his mind, it acts as a symbol for the beginning of the area’s revitalization, and he’s proud to be playing an active role in that and in what’s to come.
